Why is this quick tip so potent? Because a referral is the BEST lead you can talk with. Cold calling is fine, but a referral from someone they trust means they implicitly trust you. Trust is more than half the battle with selling a customer, which means a referral to a seller with a house problem is already inclined to do business with you.
Quick Tip 2: Follow Up on EXISTING Leads
Why is this quick tip so potent? Because it costs so much less to work an existing lead than get a new one. It's been said by many sales gurus that you need SEVEN contacts with a customer to get to "Yes". Most sales people give up after the first contact (every sales manager will tell you their sales team constantly complains, "We need fresh, new leads"!)
I've worked on some motivated sellers for over a YEAR before they sold me their house. I never would have closed these deals if I didn't follow up. Chances are, you are giving up to easily on your leads - keep calling, emails, and texting until they say "STOP" or your mail is returned "Addressee Deceased"!
Quick Tip 3: Be Patient
Why is this quick tip so potent? Because most newbies will give up after a month or two before they get momentum. Maybe you'll get your first deal in the first 30 days, but more than likely you will find no deals for 90 days or more, then, all of a sudden - POP!, POP!, POP! - you get 3 deals in a row.
